Running Buffalo Log Cabin - Rental Policy
1. Owner Notes: 
	A. Running Buffalo is a privately owned cabin, a home away from home. We love the 
	time we get to spend at the cabin and warmly invite you to spend time relaxing and 
	making lifetime memories here too! We, the owner's, do most all of the work 
	involved in managing the cabin (i.e. taking reservations & property management 
	duties). Yes, it can be a lot of work but we feel that no 3rd-party property 
	management company could ever be as detailed and involved as we try to be. We 
	really care about this cabin.... and really care about our guests. 
	
	B. There is no "office" for Running Buffalo, so there are no real "office hours". 
	When you call 1-800-209-6323, you are calling the actual owner of the cabin. We 
	have a special system setup such that our home phone AND BOTH of our cell phones 
	will ring. If, in the unlikely event, you do not get an answer please leave a 
	message and we will PROMPTLY call you back.  

2. Reservations: 
	A. All reservation payments must be paid using a credit card. 
	
	B. There is a 2-night minimum year round. Some holidays and special events may have 
	a 3-night minimum. 
	
	C. Deposit of 1 night rental (plus taxes) must be paid when making reservation. 
	
	D. You will receive a reservation confirmation number once the deposit transaction 
	is approved. 
	
	E. Remaining balance will be charged 1 week prior to check-in date. At that time 
	guests will receive final documents containing directions to the cabin and lock-box 
	access code. 
	
	F. Credit card number used for reservation payment is used in lieu of a damage 
	deposit. Guests will be responsible for any damages or thefts that occur during 
	their reservation period. Please report any damage upon occurrence. Charges to the 
	credit card may include, but not limited to: damages beyond normal wear and tear, 
	theft, excessive clean-up, unreturned keys, late check-outs, smoking inside cabin. 
	If a fee is charged, a letter of explanation will be sent to the Guest. Should the 
	Guest dispute the charges or the credit limit on the card not be sufficient to 
	cover the damages, necessary legal actions will be taken. All reasonable attorney 
	fees will be at the expense of the Guest. 
	
	G. Check-in time is 4 PM (or later). Check-out is 11 AM. 
	
	H. Cabin has a 6 PERSON maximum occupancy limit, which will be enforced. If guests 
	misrepresent themselves, they will be required to vacate the cabin immediately 
	without a refund. No house parties are allowed.  
	
	I. Reservations are limited to adults 24 years of age or older. Families are of 
	course welcome. 

3. Cancellations: 
	A. Cancellation of a confirmed reservation must be requested by the Guest, not by a 
	representative of that Guest. 
	
	B. Reservations cancelled at least 15 days before the arrival date will be refunded 
	the full Deposit amount (see section 2.C) minus a $25 Cancellation Fee, any 
	remaining balance will be refunded. 
	
	C. Reservations cancelled within 14 days of the arrival date will forfeit the full 
	Deposit amount (see section 2.C) + a $25 Cancellation Fee; any remaining balance 
	will be refunded. 
	
	D. No Shows forfeit 100% of the cost of the reservation. No refunds for any reason. 

4. General House Rules: 
	A. NO LATE CHECK-OUTS. Unauthorized late check-outs shall cause the tenant to be 
	charged up to twice the daily rental rate for any portion of day the tenant remains 
	on/in the premises. This rent plus any and all legal fees or other expenses 
	resulting from this late check out shall be paid by the tenant. 
	
	B. No Pets Allowed. Violation of this policy will result in immediate eviction with 
	no refunds. If housekeeping finds any evidence of a pet inside the cabin there will 
	be a $200 damage charge put on the guest’s credit card (see section 2.F). 
	
	C. No Smoking Allowed. If housekeeping finds any evidence of smoking inside the 
	cabin (smell, ashes, etc), there will be a $200 damage charge put on the guest’s 
	credit card (see section 2.F). 
	
	D. Check-out Condition: Prior to checking out of the cabin, the Guest is required 
	to; 1) Gather all trash and put in designated area. 2) Wash/dry and put away all 
	dishes, silverware, etc. 3) Sweep floor of any loose dirt/debris. 4) Clean up any 
	food/drink spills. 5) Leave furniture and other contents in original locations. 6) 
	Leave AC at 75 degrees / Heat at 60 degrees. E. Use only toilet paper in commode to 
	prevent stoppage. There will be a $25 charge by maintenance to unstop commodes, 
	payment expected at time of service. 
	
	F. Put hot tub cover on securely when hot tub not in use. BE CAREFUL, IT CAN BLOW 
	AWAY. There will be a $350 charge for missing or severely damaged covers.
	 
	G. We will not be responsible for personal items left behind in the unit. If you 
	request us to pick items up and mail to you, they will be mailed COD. 
	
	H. No open fires or fireworks allowed. Violation of this policy will result in immediate 
	eviction with no refunds. 
	
	I. BBQ Grilling is allowed only in designated area. 
	
	J. Lost keys. If you lose your key while staying at the cabin call us at 1-800-209-6323.
	We will make arrangements to meet you and give you a new key. There will be a 
	$45 Lost Key Fee, payment expected at time of service.  
	
	K. Hot tub should be entered at your own risk. Hot tub has bromine tablets or 
	chlorine in it. We are not responsible for any jewelry or clothing damage if worn 
	in the hot tub. A shower should be taken before and after entering the hot tub per 
	guidelines of Brown County Health Department. Of course, children SHOULD NEVER be 
	left unattended around the hot tub. 

5. GENERAL STATEMENTS: 
	A. During winter months road conditions may require that you need a 4-wheel drive 
	(if snow or ice is on the ground.) No refunds will be given due to inability to get 
	to cabin due to road or driveway conditions.  
	
	B. Housekeeping services will not be provided during your stay unless requested; 
	there will be an additional charge for various services. 
	 
	C. You are provided a courtesy supply of toilet tissue, dishwasher soap, trash 
	bags, and coffee filters. We suggest you bring you own supply of: toilet tissue, 
	paper towels, dish sponge, Kleenex, charcoal and lighter fluid, beach towels, soap, 
	shampoo, bug repellant. 
	
	D. Never leave children unattended around the hot tub or the pond. 
	
	F. All equipment in the cabin should be in working order. Please report any 
	inoperative equipment to us at 1-800-209-6323 promptly! We will make every 
	reasonable effort to have the problem corrected. Under no circumstances will there 
	be a reduction of rent or refund for loss of utilities, mechanical failure of air 
	conditioning, heating unit, dishwasher, washer, dryer, pool table, hot tub, TV, 
	DVD, blender, toaster, or other appliances. While very rare, the hot tub is subject 
	to temporary closing due to extenuating circumstances. No refund or reductions will 
	be given if this occurs.
